Checking for flood and natural risk before you buy.
A few practical things worth asking about any plot, in any location — not specific to one developer or one piece of land.
Ask about history, not just appearance
A plot can look dry and stable on the day you visit and still sit in an area with a history of seasonal flooding or waterlogging. Ask the seller directly whether the land or its immediate surroundings have flooded before, and don't rely on a single dry-season visit to judge this for yourself.
Look at the surrounding terrain
Land sitting noticeably lower than the surrounding area, or close to a waterway, warrants extra questions about drainage and runoff. This is a reasonable thing to ask about for any plot, from any seller — a straight answer is a good sign in itself.
